Most, if not all property management companies charge a percentage of gross rent for their services. Typically the fee will range anywhere from 10-15% of each months rent. If you rent your home for $1,000 you might expect to pay $120 per month. Rent your home for $1,500 and you will likely pay $180 or more. At Flat Fee Realty and Management our philosophy and pricing is very simple. We charge a Flat, Fair Fee to all customers regardless of what your home rents for. While this fee may eventually increase we are currently offering full service management for $100 per month. Best of all if we begin managing your property at this low fee you will be locked in to this fee for as long as we manage your property.
This pricing structure is based on two things. As with our Flat Fee listing service our goal is to provide the exact same level of service to all of our rental owners. If we are offering the same service we feel the fee should be the same regardless of what your home rents for. Furthermore, it has been our experience that properties that rent for a lower monthly rent generally are the ones which require more work on our end. With lower rent homes tenants typically have more financial issues, turn over more frequently and there are often more maintenance issues that come up. With that being the case it does not make sense that a landlord with a $1,600 per month rental property would pay twice as much as someone with an $800 per month rental.
